Property for Sale with Credit from Construction Company

Some construction companies supply credit, or we can call it payment easiness to increase the possibility of their sale. This might be interesting for the one who does not want to pay commissions and interests.

There are a few developers who make property purchases easier with payment plans for foreign property buyers. They understand how difficult it can be for some buyers to receive a bank loan in Turkey for overseas properties. It is not that difficult anymore with installments. For the title deed conveyance, demanded down payment percentage varies from company to company. While some construction companies ask for 35% down payment, others ask for up to 70% of the sales price. They place the remaining debt as hypothec on the title deed. You can pay the rest within 12 to 60 months by installments. Whenever you complete the full payment, they remove the hypothec.

An Example Payment Plan Calculation:

When you buy an apartment for 60.000 Euro, you pay 30.000 EUR as down-payment and the remaining 30.000 EUR with 60 months payment plan.

For most of the construction companies, if you pay the remaining 30.000 Euro within 1 year (12 months) installment, you are supposed to pay 2500 Euro each month without any interest.

If you choose to pay the remaining 30.000 Euro within 5 years, you will be asked to pay 595 Euro each month with a total payment of 35.700 Euro at the end. In such a case, you will have paid 65.700 EUR in total and the total interest you pay is 5.700 EUR which is four times better than the bank loan interest.

Q: What happens if I can not pay my installments on time?
A: The regulation for such a situation set forth by law is that the seller can go to law and look for ways to get his money or the property. However, Antalya Homes acts as a referee in any stage of your purchase process. If this delay is because of reasons beyond your control such as a loss in your family or a problem about money transfer from other countries, we ask the seller to give you a reasonable time frame to complete your payment.

Q: Is there a difference between buying for cash and with installments in terms of legal applications?
A: No. You can make any kind of legal application with your title deeds such as residence permit or utility subscriptions.

Q: What is hypothec?
A: A hypothec is a financial instrument to secure the remaining payments of the purchase. As you have not paid the full amount, the construction company keeps legal lien.

Q: Will I have any trouble because of the hypothec on my title deed?
